Commercial Stucco Recoating in Peachtree City

A faded, patchy facade makes a shopping center or apartment community look older than it is. We repair the wall first, then apply new finish coats or elastomeric recoats that give Peachtree City commercial buildings one consistent color and texture again.

Refresh, don’t replace

A recoat is a finish, not a fix

Over years of sun and storms, stucco and EIFS finishes chalk, fade and collect stains, and every past repair shows as a slightly different shade. A recoat can renew an entire elevation without removing the system. What it cannot do is hide a wall that is still taking on water.

So every Peachtree City recoat starts with an inspection. We check sealant joints and flashing, look for cracks and soft areas, and take moisture readings where conditions suggest a problem. Damaged areas are repaired and cured, failed joints are replaced, and the wall is cleaned of dirt, mildew and loose material.

Then we choose the finish for the system. Over EIFS, that usually means a compatible acrylic finish or a breathable coating. Over cement stucco, an elastomeric coating can bridge hairline cracks and add water resistance, or a new cementitious finish coat can restore texture. We apply sample areas for approval, then recoat corner to corner so there are no lap marks or patches where one day’s work meets the next.

What we apply

Commercial recoat and finish work

Every finish project starts with the same check: is the wall underneath dry and sound? After that, it is about the look the property needs and how the wall needs to breathe.

Whole-building recoats

A new finish or coating applied corner to corner on every elevation, so old patches, stains and uneven fading disappear.

No lap marks mid-wall

Color changes & rebrands

A new color scheme for a repositioned shopping center, a new tenant’s brand standards or an office building heading back to market.

Sample areas approved first

Elastomeric recoats

Thick, flexible coatings that bridge hairline cracks and shed water, used on walls that have been tested and are dry behind the finish.

Only over a dry wall

Breathable coatings

Vapor-open coatings for hard coat stucco walls where trapping moisture would do more harm than good.

Lets the wall dry

Condo & HOA reserve projects

Recoats planned around a reserve study and budget, phased by building or elevation, with a written scope the board can approve.

Itemized for the board

EIFS finish renewal

Recoating sound EIFS with a compatible finish after joints are replaced and damaged areas are repaired.

Choosing the right finish for the facade

Acrylic finishes give an even color, flex more than cement and hold color well, and they are the usual choice for renewing EIFS. Elastomeric coatings go on thicker and bridge fine cracks, which suits weathered stucco on condominiums and apartment buildings, but they slow drying, so we use them only where the wall has been tested and is dry. Breathable coatings let hard coat stucco dry out where vapor would otherwise be trapped.

We tell you which option fits each building and why, and put it in the written scope. Before a full recoat we prepare sample areas on the building so the owner, board or brand manager sees the color and texture in daylight before committing to every elevation.

Our process

How a commercial recoat works

Most of the result is decided in the prep. A coating bonds only as well as the surface it goes on, and an occupied property needs a plan as much as a crew.

Test & document

We take moisture readings, sound for loose or hollow areas and look at every joint, window perimeter and penetration before recommending a finish.

  • Readings by elevation
  • Delamination checked
  • Photo documentation

Scope, samples & phasing

You get an itemized scope that separates repairs from finish work, sample areas for approval, and a phasing plan around tenants, residents and business hours.

  • Repairs priced separately
  • Samples approved on site
  • Phasing for budgets

Prep & recoat

Walls are cleaned, cracks and failed sealant are repaired, glass, storefronts and landscaping are masked, and the finish goes on corner to corner.

  • Wall washed & dried
  • Entrances kept open
  • Daily cleanup

Planning a recoat for leasing or reserves?

We will check whether the facade is sound enough for a recoat and put the options in a written scope you can take to ownership or the board.

Facade refresh in Peachtree City

Color and finish in a city that notices

Peachtree City is known for paying attention to how its commercial areas look. That shapes how a recoat gets planned.

Owners of village center buildings, office properties and multifamily communities in Peachtree City usually want a facade refresh to look good next to its neighbors as much as on its own. If you plan to keep the existing color, the job is about matching. If you plan a new color or scheme, check with the city about appearance requirements before ordering material, and allow time for that step in the schedule.

We help by preparing on-wall samples and product data so owners, boards and reviewers can see the actual finish, not a paint chip.

Same-color refresh

Color and texture matched to the original, applied corner to corner.

Color changes

On-wall samples and product data prepared for owners, boards and city review.

Fade resistance

Finishes selected for long sun exposure on south and west elevations.

Questions & answers

Recoating questions from Peachtree City

What Peachtree City managers, boards and owners ask before refreshing a facade.

Do we need approval to change our building color in Peachtree City?
A color change on a commercial building may need city review. Check with the city before you commit to a color; we can apply on-wall samples and provide product data for the review.
Will an HOA or condo board need to approve the color too?
Usually, yes. Associations often have their own approval process in addition to any city requirement. We prepare samples early so both reviews can happen before the work is scheduled.
Can you recoat EIFS with elastomeric paint?
Only with a product that is compatible with the EIFS system. Some heavy elastomerics trap moisture in EIFS. We identify the system and recommend a finish that suits it.
How long does a commercial recoat last?
It depends on the product, the exposure and how well the wall was repaired first. We do not promise a number of years; we explain the options and their maintenance needs in the quote.
Can you recoat while the shopping center or community stays open?
Yes. We work elevation by elevation, protect walkways, storefronts and vehicles from overspray, and schedule around business hours and resident traffic.
