Repair the cause

A crack is the symptom, not the repair

On Peachtree City commercial buildings, stucco damage tends to show up in a few predictable places. Ground-floor corners near parking and service drives take impacts from carts, dollies and delivery trucks. Piers and columns at storefront entrances crack where they meet the canopy or the slab. Parapet caps and the tops of towers crack and let water down into the wall, which loosens the finish below.

Caulking or skim-coating over those cracks hides them for a season. If the cause is water behind the wall, missing control joints or a lath that has rusted through, the crack comes back, and the wet area behind it keeps growing.

We open the damaged area far enough to find sound material, check the sheathing, weather barrier and lath, and correct the detail that caused the failure, such as a missing kick-out flashing or a cap with no slope. Then we rebuild the stucco in layers, let each coat cure, and blend the finish coat to the surrounding wall. On highly visible elevations we will tell you when a corner-to-corner recoat is the only way to make a repair disappear, and price it as an option.

What we repair

Commercial stucco repairs in Peachtree City

Every repair starts with the same question: is water involved? The answer decides how deep the repair has to go.

Cracks at piers & corners

Cracks at storefront piers, window corners and control joints are routed, reinforced and refinished so they do not telegraph back.

Hairline to structural

Water damage & staining

Wet sections are opened, sheathing replaced and the leak closed at the window, parapet or roof line that caused it.

Source found first

Impact damage

Damage from carts, delivery trucks, parking lot vehicles and removed signage is rebuilt in layers to full wall thickness.

Reinforced at ground level

Delamination & bulging

Coats that have separated from the lath are removed and rebuilt with proper bonding and mechanical attachment.

No loose stucco left

Parapets & roof-to-wall

Cracked parapet caps, open coping joints and missing roof-to-wall flashing are corrected and the wall below repaired.

Top of the wall first

Termite & rot damage

Damaged framing and sheathing are replaced and foam or stucco run below grade is cut back to proper clearance.

Choosing the right repair scope

Isolated repairs can be blended into the surrounding finish. When an elevation has years of patches, has faded unevenly, or has a texture that is hard to match, recoating corner to corner gives a uniform result and often costs less than chasing a perfect blend on every patch.

We tell you which approach fits each elevation, and why, before any work starts. The written quote separates urgent water intrusion from cosmetic work so owners, asset managers and boards can phase the cosmetic items into a later budget cycle if they need to. If a wall turns out to be more damaged once it is opened, you see photos and approve any change in scope before we go further.

Our process

How a commercial repair comes together

Hard coat stucco needs cure time between coats, so we plan the schedule, access and phasing before the first cut.

Survey & mark

We take moisture readings around the damaged area and at the details that fail first, so the edges of the damage are known before anything is cut.

  • Readings mapped by elevation
  • Leak path identified
  • Photo documentation

Open & rebuild

Damaged stucco and substrate come out until we reach dry material. New sheathing, weather barrier and lath go in, lapped correctly, and the failed detail is corrected.

  • Wet sheathing replaced
  • Flashing & joints corrected
  • Walkways protected

Coat & match

Scratch, brown and finish coats are applied and cured, then the color and texture are matched to the surrounding facade with custom-blended pigment and aggregate.

  • Coats cured properly
  • Custom color match
  • Daily cleanup

Stucco repair in Peachtree City

Where Peachtree City stucco takes damage

Most of the repair calls we see on commercial property here come from three kinds of wear.

Peachtree City’s mix of village center retail, highway-front offices and multifamily buildings puts stucco close to traffic of every kind: cars, delivery vehicles, maintenance equipment and golf carts parking near entrances. Add red clay that holds water against the base of the wall and summer storms that test every cap and sill, and the damage pattern is consistent from one property to the next.

Impact at grade

Corners, piers and wainscots near parking, cart parking and service areas, rebuilt with reinforcing mesh.

Water from above

Parapet caps, tower tops and sills that crack and send water down the wall behind the finish.

Base of wall

Stucco run into paving or soil with no weep screed, wicking moisture and breaking down at the bottom.

Questions & answers

Stucco repair questions in Peachtree City

What Peachtree City owners and property managers ask before a commercial stucco repair.

Will the repaired area match the rest of our building?
We blend pigment and aggregate to match the existing finish and texture. Weathered stucco can still show a difference in certain light, so on prominent elevations we may recommend finishing the full wall plane or recoating the elevation, and we price that separately.
Do we need a permit for stucco repair in Peachtree City?
It depends on the size of the repair and whether it changes the exterior. Check with the Peachtree City building department for your specific project; we can supply a written scope for the application.
Can you repair a storefront pier without closing the tenant?
Usually, yes. We protect the entrance, keep a clear path for customers, and schedule the noisy cutting and demolition early in the day or before the tenant opens.
Our building is next to a cart path. Is that a problem for the work?
No. We set up barricades and staging so carts and pedestrians have a safe route around the work area, and we coordinate any short detours with your property manager in advance.
Why does the same crack keep coming back?
A recurring crack usually means the cause was never addressed: water behind the wall, a missing control joint, movement at a dissimilar material, or rusted lath. We open the area, find the cause and correct it before we rebuild the finish.
