The envelope trade on your schedule

Sequence decides whether the wall stays dry

On a new commercial building, the cladding crew is in the middle of a chain. The windows have to be in and flashed before our weather barrier laps over them. The roofer’s counterflashing has to be coordinated with our parapet details. Storefront, signage and mechanical penetrations all need to be located before finish coats go on. When that sequence breaks down, someone cuts into finished stucco or EIFS later, and that cut is where the first leak starts.

On Peachtree City projects we review the envelope drawings and specifications before mobilizing and raise questions about flashing, terminations, expansion joints and transitions early, while they are still easy to answer. We build our schedule around the superintendent’s, with realistic cure times for cement stucco and weather allowances for summer storms.

On site we keep our work areas organized, protect adjacent finishes, and walk completed elevations with the general contractor before scaffolding comes down, so punch items are handled while access is still in place.

Choosing the system

Hard coat or EIFS for your project

Most commercial projects are specified for either three-coat portland cement stucco or a drainable EIFS, and some use both on different elevations. Hard coat stucco is a dense, impact-resistant cement finish built over a weather barrier, lath and weep screed. EIFS adds a layer of insulation board behind a reinforced base coat and finish, and makes larger foam profiles and cornices practical.

Whichever system is specified, the parts that decide whether the wall stays dry are the same: a continuous weather barrier, flashing at windows, parapets and roof-to-wall transitions, control or expansion joints where the design calls for them, and sealant at every termination. When we review your documents, we point out details that conflict with the system manufacturer’s requirements so they can be resolved before the bid is final, not during construction.

Building in Peachtree City

Planning a south-metro project with us

Peachtree City is on the south side of Metro Atlanta, a longer drive from our Canton base. Good planning takes care of that.

For new construction in Peachtree City and nearby Fayette and Coweta County towns, we plan mobilization, material deliveries and inspections in advance, and keep the superintendent informed about our crew schedule. Bring us in at bid or preconstruction and we can sort out sequencing questions before anyone is on site.

Remember the city’s appearance standards when selecting colors and finishes. Confirm approvals with the city before material is ordered, so a color question does not hold up the finish coat.

Preconstruction review

Envelope details and specifications reviewed and questions raised before mobilization.

Planned mobilization

Crew days, deliveries and inspections scheduled ahead for south-metro sites.

Finish approvals

Samples ready early so owner and city color approvals do not hold up the job.

Questions & answers

New construction questions from Peachtree City builders

What general contractors and developers ask before bringing us onto a Peachtree City project.

Do you take new construction work in Peachtree City?
Yes. We work for general contractors and developers across Metro Atlanta, including Fayette County. Because Peachtree City is a longer drive from Canton, we plan mobilization and crew days in advance with the superintendent.
Who handles color and appearance approvals with Peachtree City?
That is usually the owner, architect or general contractor. We support the process with finish samples and product data. Check with the city on what is required, and confirm approval before finish material is ordered.
Can you bid from drawings?
Yes. Send the drawings and specifications. We provide a written, itemized quote and list any clarifications or assumptions about flashing, joints and scope boundaries.
Do you install both stucco and EIFS?
Yes. We install three-coat cement stucco and drainable EIFS, along with the weather barrier, flashing, sealant joints and foam architectural shapes that go with them.
Will you coordinate with the window and roofing trades?
Yes. We review how their flashings and our details lap, raise conflicts before they happen, and sequence our work so nothing has to be cut out later.
