Built to drain

The finish is the easy part. The details aren’t.

EIFS earned a poor reputation on buildings where it was installed as a face-sealed barrier with no backup. Modern drainable EIFS is a different system: a fluid-applied or sheet weather barrier over the sheathing, a drainage plane behind the foam, flashing at every opening and transition, and sealant joints designed to move. Installed that way, it is a durable, insulated cladding that can be shaped into cornices, bands and reveals.

On Peachtree City projects we install to the manufacturer’s specification for the system the architect selected. Before foam goes on the wall, we verify the sheathing, install and inspect the weather barrier, and flash window and storefront openings, roof-to-wall transitions and penetrations. Starter tracks and terminations at the base of the wall are set so water has a way out.

Then come the foam, reinforced base coat with mesh, and the finish, with expansion joints placed where the building needs them. We coordinate the sequence with the window, roofing and storefront trades so the flashings lap the right way and no one has to cut into finished work to fix a detail.

What goes into the wall

Every layer of a commercial EIFS facade

Each layer has a job. Skip one and the facade leaks, cracks at the openings or fails at its edges.

Weather-resistive barrier

A liquid-applied or sheet barrier over the sheathing, lapped into window, storefront and roof flashing, is the facade’s real waterproofing.

The layer that keeps it dry

Drainage & adhesive

Insulation board is set in vertical ribbons of adhesive so water behind the foam drains down and out at the base of the wall.

A path out for water

Insulation board

Foam board fitted tight, staggered at corners, rasped flat and kept clear of grade, sidewalks and paving.

Continuous insulation

Mesh & base coat

Reinforcing mesh fully embedded in the base coat, with diagonal patches at openings and heavier impact mesh at entrances and ground-floor walls.

Strength where traffic hits

Sealant joints & terminations

Expansion joints at floor lines and sealant with backer rod where EIFS meets windows, storefronts, copings and other cladding.

Joints planned, not added

Cornices, bands & profiles

Foam cornices, banding, window surrounds and parapet caps shaped and coated as part of the same system, with sloped tops.

Which cladding?

Choosing EIFS or hard coat stucco

Both can deliver the same look, but they are built differently. Drainable EIFS is lighter, adds continuous insulation outside the framing and makes cornices, bands and architectural shapes easy to form in foam. Hard coat stucco is harder at the surface and stands up better to carts, bikes and vehicles at ground level. Many commercial buildings use both: hard coat or impact-reinforced EIFS at the base and standard EIFS above.

We walk owners, architects and general contractors through the trade-offs, including how the wall meets windows, storefronts, roofs and other cladding such as fiber cement. If three-coat stucco is the better fit for part of the building, we install that too.

Our process

How a commercial EIFS installation comes together

Schedules depend on wall area, access, weather and cure time between coats. We set the sequence with you or your general contractor before mobilizing.

Review & sequence

We review drawings and the specified system, flag flashing and joint details that need answers, and sequence our work with the window, storefront and roofing trades.

  • Details reviewed early
  • Trade sequencing set
  • Access planned by elevation

Barrier, flashing & board

We check the sheathing, apply the weather-resistive barrier, flash openings and roof lines, then set insulation board in drainable adhesive and rasp it flat.

  • Sheathing checked first
  • Kick-outs at roof lines
  • Foam kept above grade

Base, finish & seal

Mesh is embedded in the base coat, the finish goes on in continuous sections, and sealant joints are installed at every termination.

  • Openings reinforced
  • Finish without lap lines
  • Sealant with backer rod

Bidding a project or planning a re-clad?

Bring us in before the walls are closed up. Flashing, joint and window details are easiest and cheapest to get right on paper.

EIFS installation in Peachtree City

Where new EIFS goes up in Peachtree City

Most new EIFS in Peachtree City is not on entirely new developments; it is on additions, office fronts and facade updates.

Much of Peachtree City is already built out, so new EIFS work often means tying into existing buildings: an expanded tenant bay at a village center, an office and showroom front on a light industrial building on the west side, or a re-clad that gives a dated highway-front building a current face.

Each of those connections between old and new walls is a place where water can get in if it is not detailed carefully. We plan those transitions up front and build the flashing and joints into the scope.

Additions & expansions

Questions & answers

EIFS installation questions in Peachtree City

What developers, general contractors and owners ask about new EIFS in Peachtree City.

Will a new EIFS facade need city review in Peachtree City?
Peachtree City reviews the appearance of commercial buildings, so a new facade, re-clad or color scheme may need approval in addition to building permits. Check with the city early in design; we can provide finish samples and product data for the submittal.
Can you tie new EIFS into an existing building?
Yes. Additions and expansions are common here. We detail the transition between the new and existing walls with flashing and expansion joints so the connection does not become a leak path.
Is drainable EIFS better than barrier EIFS?
For most commercial walls, yes. A drainable system gives water that gets past a joint or opening a path out of the wall, instead of holding it against the sheathing.
Can you work from the architect’s details and specification?
Yes. We install to the project documents and the manufacturer’s requirements and raise questions about flashing, joints or terminations before the work starts, not after.
How is EIFS installation priced?
Price depends on wall area, the number of openings and transitions, architectural shapes, access and scheduling with other trades. We provide a written, itemized quote from the drawings or a site walk.
